What’s all the fuss about Moti Residency?

The residents of Moti Residency were shocked with the sudden sealing of the society on 20th December 2017. Although, the builder has shown proactiveness and communicated the complete issue to the 200 families residing in the complex to avoid the panic situation. The reason shared for this seal by the Ghaziabad Revenue Department was the due payment from Techman Group. However, the builder without wasting any time deposited the cheques of balance payment along with interest to the department and only thereafter the seal was removed at about 3:00 PM, approximately 2 and half hours after its affixing.

We followed the trail to have an interaction with the Director of Techman Group, Mr.Palash Agrawal, he shared,“ I regret the inconvenience faced by the residents and assure that the problems with the revenue department have been resolved by the team. He further explained, “That we had submitted a security bond to Ghaziabad Development Authority as per their requirement for our Moti Residency Phase-II, and not for the present society Moti Residency Phase-I. The said security bond was required to be registered before sub-registrar Ghaziabad which not only traditionally but also legally as per our viewpoint, can be registered on a stamp of less than Rs. 1000/- only. The same was accordingly registered. Later on, we received a notice that it should have been registered on a stamp of Rs. 4.99 Lacs, which we are contesting and the matter is pending before Commissioner/ DIG Stamp, Meerut vide appeal no 135/2017.  During the pendency, we deposited an amount of Rs. 2 Lacs to avoid any coercive action and simultaneously requested them not to proceed in this matter till the disposal of the appeal from Meerut, still the revenue department, without any formal advance notice, sealed the society.”
